Help! We are looking at buying a holiday home in Mauritius and we're looking at a property in this new development (http://www.emeraldheightsmauritius.com). We have searched the internet and read as much as we can on Mauritius but everything we read obviously only promotes the island.

We're looking for people who have personal experiences of buying property in Mauritius and insider knowledge of the island.

We'd like to know things like the current political situation (is it stable?) and is it as easy for foreigners to buy as stated on the Emerald Heights website?

PS. Government officials need not respond.

Hi Terri,

Yes it is relatively straightforward for foreigners to buy in Mauritius via the "Integrated Resort Scheme". I'm assuming that is the system these developers are using.

In a nutshell, it means you are paying USD70,000 for Mauritian residency (usually included in the purchase price). Your "resident" status remains for as long as you retain ownership of the property. Check out this site for a more comprehensive explanation of the scheme

exactly how much in USD you paid for the entire deal.

We didn't buy via the IRS scheme as my husband applied for, and succeeded in, obtaining his Mauritian citizenship (he was born in Mauritius but left when he was a child, but still, obtaining his citizenship was no easy task).

We were originally considering the Villas Valriche development where properties start at USD900,000.

In any case, as the info on the IRS scheme states, property prices must not be below USD500,000, and approx USD70,000 of that will be for your "residency".
